General terms and Conditions

In these booking terms and conditions, "you" refers to the named person on the booking, i.e. “the lead traveller", and "we or us" to Carrs Villas with registered company name S. Carr Unipessoal Lda, Quinta dos Salicos, 8400-422 Lagoa, tax number 513 849 319.
These conditions and terms of the rental booking agreement and all matters arising therefrom are subject to Portuguese law and to the jurisdiction of the Portuguese courts.
We are committed to high standards of service at all stages of your holiday booking.

1. The Holiday Properties

The properties advertised on this website hold a Rental License (Alojamento Local) either by the owners or Carrs Villas. All properties are privately owned properties also used by the owners and rented for short-term lets at the available periods, normally from April to October, and some also for longer term winter lets.

We take all reasonable care in the selection of the accommodation provided and have every reason to trust that the property will be supplied as booked by you.

The properties vary in qualities and size, however, following applies to all the properties:

  • The properties are fully maintained and thoroughly cleaned.
  • All bedlinen and towels provided.
  • Maid service is provided minimum once a week.
  • All electrical items and villa equipment are in a safe working order.
  • The properties are well appointed with sufficient crockery and cutlery, glasses, pots and pans.
  • All utilities are connected and paid for. However, we cannot held liable for any interruption in the supply of services beyond our control.
  • Short-term holiday lets include the utilities as well as the usage of air-conditioning (where applicable), internet and TV. Other conditions may apply to longer term lets and these are discussed and agreed upon at the time of the booking.
  • Smoking is not permitted inside the rental property.

The holiday property may be occupied and enjoyed in its entirety, except when a booking is made at a lower price and on the condition that one or more bedrooms and/or a part of the property is left closed and unused. Once a bed is occupied even for one night of the holiday period, the bed and the room must be cleaned and prepared and the full price will apply to the entire period of the booking.

2. Your booking

All bookings are subject to availability and agreement between Carrs Villas and the named lead traveller on our written Booking Confirmation/Agreement and will only become binding when we have issued you the confirmation.

The lead traveler, who must be at least 25 years old at the time of booking, will be responsible for all due payments and informing other members of the party about these booking conditions and all other matters concerning the rental and property choice.

Our written booking confirmation will be sent by email. Please note that any correspondence from us will be via email and that it is your obligation to check your mail and to advise us of any changes to your email address. On receiving our booking confirmation you should check all details carefully and should something be incorrect, you must inform us immediately, as it may not be possible to make changes at a later date.

It is a legal requirement to provide us with passport or other ID details prior or on arrival for all guests.

3. Payments

The booking is secured when we receive a non-refundable deposit of 30% of the total rental value, unless the booking is within 8 weeks of the holiday, in which case the full rental amount will be due. The deposit should be paid within 3 working days of receiving our written confirmation.

Payment for the final balance must be made no later than 8 weeks before the commencement of the holiday.

If the balance payment is not received by the due date, we reserve the right to cancel the booking. If you have requested swimming pool heating (where applicable) please note the full payment of the heating is required on arrival.

4. Breakage/security deposit

A breakage/security deposit of minimum 250€/£250 is to be paid before the commencement of the rental period or on arrival. Security deposits are subject to deductions for costs due to breakages, damage, stolen items or excessive uncleanliness. The deposit is held by us and fully refunded no later than 10 days after client departure from the rental property if no deductions were necessary. 

For clarification purposes, please note that the 'security deposit' described above is different to the 'booking deposit', the latter being paid on confirmation of the reservation and part of the holiday rental cost (see 3. Payments).

5. Rental prices

All prices are shown per week per property including VAT and they are advertised and charged in Euros. Where equivalent rates in other currencies are indicated on our website, these are displayed for guidance only.

6. Cancellation or booking modification by client

6.1 Cancellation
If you need to cancel your booking you must inform us in writing by email and the cancellation only becomes effective once you receive a reply from us.

The following cancellation policies will be applied: for cancellations received more than 8 weeks before the commencement of the rental period, the deposit will be forfeited; cancellations received no later than 6 weeks before the commencement of the rental period 50% will refunded if the rental balance has been paid; and for cancellations received no later than 4 weeks before the commencement of rental period 30% will be refunded, after which no refunds will be made.

Covid-19. We follow the government's legal rulings regarding cancellations due to Covid-19 restrictions.

We strongly recommend clients to take arrange comprehensive travel insurance for their holiday.

6.2 Booking modification
If you wish to modify your booking once it has been confirmed, we will do our best to make the change(s) for you. Some booking modifications may constitute a partial cancellation and our cancellation policy will be applied: e.g. if you book for two weeks but modify to one week, cancellation policy as per clause 6.1 would apply to the second cancelled week. However, we will always try to re-let the property for the cancelled period and refund accordingly if possible.

To change the lead traveller for your booking you must send us a written request via email and the new lead traveller needs to accept our Terms & Conditions.

7. Cancellation by us

In the unlikely event that Carrs Villas is unable to honour a confirmed booking and the booked property cannot be occupied, we undertake to offer you alternative accommodation if/when available. If an alternative is not available or not acceptable by you, all paid monies will be refunded in full, whereupon liability on the part of Carrs Villas will cease.

Carrs Villas is not liable for cancellation due to reasons of force majeure (this includes war, riots, terrorist activity, fire, drought & nuclear accident, natural disaster or health pandemics) and no refund is made or due in these circumstances.

8. Party size and composition

The named lead traveler is solely responsible for providing us the correct number and the names of people occupying the rental property, including children whatever their age, and the maximum occupancy may not be exceeded due to legal/rental license and insurance stipulations.

The properties are aimed at family holidays or couples sharing and we do not normally accept single female or male groups. Guests are not allowed to organise events or invite outsiders to come and use the facilities, such as the swimming pools.

Please note that failure to respect these booking conditions gives us the right to cancel the booking, after which no claims may be made.

9. Arrival and departure at the property

Check-in can normally be arranged after 3pm. Two weeks prior to the commencement of your stay check-in instructions and directions to the property will forwarded by email. Please read carefully and follow all of the instructions.

Latest check-out on the last day is at 10am.

10. Maintenance and repairs

The lead traveller should report us without delay any defects in the property or break-down of its equipment and arrangements will be made for repair or replacement as soon as reasonably possible. Any visit to the property that is necessary by us, our cleaning and/or maintenance team must be allowed to maintain facilities or make running repairs. For your own safety please do not undertake any maintenance, repairs or alterations to the property or its equipment without the express permission from us.

11. Events at the property

If you, or any member of your party, wish to celebrate an event (e.g. a wedding, birthday party) at the rental property where groups of people outside of your party are attending, you must obtain a written consent from us.

12. Additional services

At your request, we may sometimes be able to advise on additional services, such as babysitting, cooking, transfers and other activities. We cannot accept liability for / or guarantee services which are provided to you by independent third parties.

13. Swimming pools

Swimming pools (were applicable) are maintained by professional third party companies. It is important that swimming pools and other property facilities are used responsibly and at your own risk. All due care must be taken and local pool regulations must be adhered to. Children and non-swimmers particularly should be supervised at all times.

14. Liabilities

We cannot accept any liability for loss, damage or expenses nor accident, illness or death sustained by the lead traveller or any other member of the party in connection with the property, except where it is the result of proven negligence by us.

We cannot accept liability for circumstances outside our reasonable control, such as but not limited to works by local authorities, extreme weather conditions, breakdown of domestic appliances, plumbing, wiring, infestation by pests, or any disturbance caused by neighbouring properties.

Ultimately the lead traveller is responsible any breakage/damages or stolen items and their cost shall be deducted from the breakage deposit (see 4. Breakage/security deposit). It is expected that a reasonable care is taken and the property is to left in a clean and tidy condition as found at the commencement of the rental period, including regular disposing of rubbish at the appropriate waste containers.

As a paying guest, you have the right to enjoy the property as described on the property page. Equally, you have a duty to take all care and attention to ensure that the property is kept secure: the property must be locked up when you are absent from it and if the property is fitted with a security alarm, it should be activated in order to safeguard both the property itself and its contents, including your own belongings.

15. Insurance, health and disability

It is your responsibility to ensure that you and your party hold adequate travel insurance that covers for mishaps before and during your trip. These include, but are not limited to, cancellations, medical expenses, emergency evacuations, accidental breakages/damages at the rental property that exceed the value of your paid security deposit, and loss of personal belongings.

We recommend that you check with your country’s foreign office for any specific agreements regarding emergency health care whilst in Portugal.

If you or any member of your party have a disability, it is essential that you consult us by email or phone prior to your booking in order to assess the property’s suitability.

16. Assistance during your stay

For your convenience and information all properties have a comprehensive House Manual that not only include instructions for villa equipment facilities use but also local information. We are local to all properties and happy to help with any queries or questions or in an emergency situation.

17. Web content

Our website content, the booking confirmation and these terms and conditions are available in English only. When you make a booking with us, you are accepting that you understand English.

Property descriptions are offered as accurately as possible, to the best of our knowledge and in good faith. They are based on the information provided to us by property owners and on our own inspections to the property. We take every reasonable care to maintain up-to-date descriptions and photography, although recent modifications by the owners to furnishings, facilities and colour schemes cannot always be reflected in the written or photographic representation of a property.

We are very conscious and respectful of your right to privacy.
